The Queens Head is located in the lovely quintessentially English village of Broad Chalke, which is less than 6 miles from Salisbury (Wiltshire) and approx. 8 miles from Shaftesbury (Dorset). Broad Chalke resides in the boarders of Cranborne Chase and West Wiltshire Downs Area of Outstanding Natural Beauty (AONB) and is halfway along the 13 miles (21 km) Chalke Valley. This AONB is a diverse landscape offering areas of rolling chalk grassland, ancient woodlands, chalk escarpments, down land hillsides and chalk river valleys each with a distinct and recognisable character.
The area is very popular with walkers (recently featured in The Times newspaper). Notable residents include John Aubrey (1626–1697), Sir Anthony Eden (1897-1977) who served as Prime Minister, Cecil Beaton (1904-1980), musicians Toyah Willcox and Robert Fripp. Broadchalke was also home to author Sir Terry Pratchett (1948-2015) who was a regular in the pub.
The building dates back to the 15th century, with real log fires and superb character features. Recently refurbished, the pub combines old world feel with modern equipment and facilities. Internally there are many linked customer areas with a central bar servery and the pub enjoys a thriving trade in the locals bar. To the rear of the pub is a large car park leading on to an enclosed patio that includes the four bedroom letting block. The cellar, fully equipped trade kitchen and toilet facilities are all situated on the ground floor.
The trade is an eclectic mix of locals, ramblers, destination foodies and visitors using the letting rooms and the ideal applicant therefore needs to be comfortable with the varying demands of the different clientele. Catering experience would be a distinct advantage.
There are four nicely furnished letting rooms in a separate accommodation block to the pub with two on the ground floor and two on the first floor. All the rooms are doubles or twins will full en-suite facilities.
The domestic accommodation comprises three good sized bedrooms, a dining room, a large lounge, a kitchen, bathroom and an office. It is accessed from within the pub but not through the customer areas
The pub is a destination food led village pub popular at evenings and weekends. It has a good local following from people who visit it on a regular basis. It also sees summer holiday makers on short breaks and ramblers. The Queens Head is a food led business offering traditional, quality home cooked dishes. It also offers a wide variety of wines, beers, ciders and soft drinks including several ales from the award winning Badger beer range.
*Fair Maintainable Trade (FMT) is the level of turnover and profit that we believe that the business is capable of delivering if being operated competently. The FMT is usually calculated by the Area Manager for the pub, who will produce a shadow profit and loss account for the business which supports the rent. A copy of the shadow profit and loss account will be provided during the recruitment process. Please see our Code of Practice for more information on FMT and rent. The Fair Maintainable Trade is not a guarantee of levels of trade or profit that will be made from the business – we strongly recommend you seek appropriate independent legal and business advice as part of your Business Plan.
† The Full Investment Breakdown for each public house is higher than the minimum investment we will accept because potential Business Partners with the minimum investment available can still be accepted as we are able to offer them financial support for the rest of the monies. The working capital incorporates the purchase of stock, glassware, loose catering effects and valuer fees – please note the number quoted on this website are based on estimates. The exact costs will be determined on the day you take on the public house by independent valuers and stock takers. Please see our Code of Practice for more information about investment.
