Wimborne is an affluent town with a population approaching 20,000, and it is best known for its Saxon Minster Church. It also has a model village and a priests house museum. The Wimborne Folk Festival, a popular community event, has been running since 1980 and is held every June bringing large numbers of people to the town.
The Rising Sun sits at the bottom end of town close to the local Waitrose and adjacent to the town bridge over the River Stour. In 2009 the town achieved national recognition having the longest living inhabitants in the UK. Wimborne runs into the larger conurbations of Poole and Bournemouth and many of its inhabitants commute to these bigger towns daily.
The Rising Sun is a very popular pub in the busy town of Wimborne and was a Hall & Woodhouse managed house until 2012. As a result, it is in excellent condition and offers considerable potential for the right operator.
The pub is a large one bar, town centre operation, traditionally furnished throughout, with up to 80 dining covers. It comprises a fully equipped kitchen, cellar and dry goods store all on the ground floor, making for ease of operation and with the river Stour flowing alongside the pub, together with patio and garden areas to the rear, the pub offers further potential, particularly in the spring and summer months.
The domestic accommodation comprises an entrance hall, two double bedrooms, a kitchen, a living room/dining room, two bathrooms and an office/ third bedroom. The house has no letting rooms.
Successful applicants will ideally have experience of running busy wet and dry business, with the ability to create and implement a quality food offer, organise entertainment and utilise outside space to increase seasonal trade.
The Rising Sun has recently been traded as a wet-led business with significant turnover on Friday and Saturday nights. Whilst the wet-led business is important it should not negatively impact on the food business; a new operator will need to develop this part of the business.
* Fair Maintainable Trade (FMT) is the level of turnover and profit that we believe that the business is capable of delivering if being operated competently. The FMT is usually calculated by the Business Development Partner for the pub, who will produce a shadow profit and loss account for the business which supports the rent. A copy of the shadow profit and loss account will be provided during the recruitment process. Please see our Code of Practice for more information on FMT and rent. The Fair Maintainable Trade is not a guarantee of levels of trade or profit that will be made from the business – we strongly recommend you seek appropriate independent legal and business advice as part of your Business Plan.
† The Full Investment Breakdown for each public house is higher than the minimum investment we will accept because potential Business Partners with the minimum investment available can still be accepted as we are able to offer them financial support for the rest of the monies. The working capital incorporates the purchase of stock, glassware, loose catering effects and valuer fees – please note the number quoted on this website are based on estimates. The exact costs will be determined on the day you take on the public house by independent valuers and stock takers. Please see our Code of Practice for more information about investment.
