The Strawberry Field Tavern is located in Locks Heath which is a collection of small villages situated on the South coast of Hampshire between Fareham and Southampton. It is a busy residential area with a population of nearly 50,000 within the villages of Swanwick, Warsash, Sarisbury and Titchfield, which make up the wider residential area. The area is relatively affluent and prosperous with the majority of the working population in professional/management roles, and with high levels of home ownership. Good quality schools are a key attraction to the area, as is the close proximity to the coast, hence there are large numbers of families and retirees.
The area is well served by transport with the M27 nearby, local train services and Southampton Airport within 10 miles. The pub itself is sited in the heart of the the area at the Lockswood Centre which offers a major pull locally with numerous shops, gyms and a large Waitrose centrally located. This provides a steady stream of trade, seven days a week.
The pub is directly adjacent to the car park of the Lockswood Centre, giving it shared access to over 250 parking spaces. It is easily accessible and in great condition externally, internally and through to the patio garden. The bar is beautifully presented at the heart of the pub with a marble bar top, wooden back bar and a light, airy feel, with a mix of high tables and comfortable seating. Other areas of the pub include the library around a characterful wood burner, with low wing backed chairs and a more formal dining area around a feature fireplace. The toilets, kitchen and cellar are all based on the ground floor, so they are easily accessible and in great condition.
The patio garden can be accessed directly from the bar and is a sun trap, with a number of brightly coloured garden benches, some high tables and a marquee with heat and light. There is an opportunity to increase external appeal further with tables under the canopy at the front and side of the site.
The Strawberry Field Tavern offers extensive accommodation with private access. The living areas include three double bedrooms, a large lounge, a bathroom with separate WC, and a well fitted out private kitchen. The accommodation doesn’t have a garden, but has an outside terrace which is directly accessible. There is private parking to the rear of the premises.

The Strawberry Field has distinct busy periods with weekend evenings very strong, particularly when live music is on, and a successful and well-established Tuesday evening Quiz Night. In terms of food, Sunday lunches are successful however there is a massive opportunity to develop this further through all day trading periods.
