  • Central to the community of Copthorne
  • Refurbished in 2017, with a great reputation for quality food
  • Characterful interior, a separate outside terrace for 40 guests and a large pub garden

The Cherry Tree is a destination food pub at the centre of its local community in the village of Copthorne, Crawley.

The business underwent a major refurbishment in 2017 and consists of a bar area and large restaurant, complete with log burners, opening out onto an outside terrace complete with heaters and a seating capacity 40 guests, as well as a large pub garden.

The pub has developed a great reputation for quality food and hospitality, specialising in steaks and grills. Indeed the restaurant incorporates a “Meat Fridge” where guests can choose the specific cut of meat they would like for their meal.

Ideally, our new Business Partner(s) should have great community building skills and a strong background in pub or restaurant catering.

We would be interested in either a single operator or a couple who can keep tight control of costs, as well spending time in the business building the trade and developing their own identity within the pub.

Experience in running a busy, food-led business is essential.

The private accommodation consists of 3 bedrooms, a domestic kitchen, a bathroom and a lounge.

The current Business Partners have been at the Cherry Tree for over 10 years.

In 2017, supported by a major investment, the pub was re-positioned from a traditional quality village local to a destination food business. As a result, turnover and volumes have grown consistently for the past three years, with a strong evening and weekend trade, but with opportunities to expand into other occasions, including brunch and breakfast.

* Fair Maintainable Trade (FMT) is the level of turnover and profit that we believe that the business is capable of delivering if being operated competently. The FMT is usually calculated by the Business Development Partner for the pub, who will produce a shadow profit and loss account for the business which supports the rent. A copy of the shadow profit and loss account will be provided during the recruitment process. Please see our Code of Practice for more information on FMT and rent. The Fair Maintainable Trade is not a guarantee of levels of trade or profit that will be made from the business – we strongly recommend you seek appropriate independent legal and business advice as part of your Business Plan.

† The Full Investment Breakdown for each public house is higher than the minimum investment we will accept because potential Business Partners with the minimum investment available can still be accepted as we are able to offer them financial support for the rest of the monies. The working capital incorporates the purchase of stock, glassware, loose catering effects, and valuer fees – please note the number quoted on this website are based on estimates. The exact costs will be determined on the day you take on the public house by independent valuers and stock takers. Please see our Code of Practice for more information about an investment.
