Purpose built in the 17th Century, this idyllic pub is bursting with character; its wooden beams, stones walls, feature fireplace and cosy seating areas create an authentic and welcoming atmosphere. The large wood burning fire enhances the traditional feel of the Upton as well as creating a warm focal point. The carvery operation is housed in a convenient but unobtrusive area to the rear of the property, but close to the fully equipped catering operation. In the summer months, the outdoor patio which runs around three sides of the pub makes for a great place to relax and enjoy the traditional English pub fayre ‘al fresco’.

The successful applicants will be keen to be a focal part of the community as well as being able to demonstrate good catering skills. Marketing expertise, to entice customers to this lovely area, would be a considerable advantage.

The domestic accommodation splits into two areas, the main accommodation consisting of three bedrooms, a kitchen, living room and bathroom, with its own private entrance, and not accessed through the pub. The second area of accommodation is a self-contained bedsit with a kitchen diner, bedroom and bathroom.

The Upton Inn is well known for its Sunday carvery, which regularly achieves over 200 covers, but also for serving a good range of traditional pub classics. All demographics are catered for and large groups of guests are a regular feature at the pub.

* Fair Maintainable Trade (FMT) is the level of turnover and profit that we believe that the business is capable of delivering if being operated competently. The FMT is usually calculated by the Business Development Partner for the pub, who will produce a shadow profit and loss account for the business which supports the rent. A copy of the shadow profit and loss account will be provided during the recruitment process. Please see our Code of Practice for more information on FMT and rent. The Fair Maintainable Trade is not a guarantee of levels of trade or profit that will be made from the business – we strongly recommend you seek appropriate independent legal and business advice as part of your Business Plan.

† The Full Investment Breakdown for each public house is higher than the minimum investment we will accept because potential Business Partners with the minimum investment available can still be accepted as we are able to offer them financial support for the rest of the monies. The working capital incorporates the purchase of stock, glassware, loose catering effects and valuer fees – please note the number quoted on this website are based on estimates. The exact costs will be determined on the day you take on the public house by independent valuers and stock takers. Please see our Code of Practice for more information about investment.
