The Wheelwright sits on the A3052 in the small village of Colyford. There is a strong sense of community within the village and the social scene is centred on the Memorial Hall. Much village effort is put into the annual Michaelmas Goose Fayre, held on Springfields on the south side of the village. Villagers and friends dress in medieval costume, with mummers and medieval music, as they follow the Mayor and his Lady, in a horse-drawn cart, as they process along the main road to the fayre ground. Very close by is the seaside town of Seaton which falls in East Devon. Lyme Regis is 6 miles away, Sidmouth 9 miles, Honiton 11 miles and Dorchester 32 miles
The Wheelwright is a quality traditional pub that trades well at lunch times, evenings and across the weekend. It is a popular destination that enjoys a reputation for fine food and a great atmosphere. The function dining room to the rear of the pub allows the operators to cater for large parties and meetings and has even recently been well used for live music.
The external property is very picturesque. Internally there are many different areas for customers to enjoy and a central kitchen that is very well equipped. In recent times the most successful applicants have been chef operators and the Wheelwright offers a great opportunity for a talented chef to showcase their skills with a great demographic profile for the area.
There are no letting rooms at the property.
The character domestic accommodation above the pub comprises a lounge, small kitchen, bathroom and 2 bedrooms.
The Wheelwright is a popular destination that is patronised with customers from the nearby town of Seaton as well as travellers heading to Honiton in the west and Dorchester to the east. Although there is only a limited car park there is also ample roadside parking. Trade increases in the summer months with tourist activity and has, in the past (2009), exceeded £10k per week.
*Fair Maintainable Trade (FMT) is the level of turnover and profit that we believe that the business is capable of delivering if being operated competently. The FMT is usually calculated by the Area Manager for the pub, who will produce a shadow profit and loss account for the business which supports the rent. A copy of the shadow profit and loss account will be provided during the recruitment process. Please see our Code of Practice for more information on FMT and rent. The Fair Maintainable Trade is not a guarantee of levels of trade or profit that will be made from the business – we strongly recommend you seek appropriate independent legal and business advice as part of your Business Plan.
† The Full Investment Breakdown for each public house is higher than the minimum investment we will accept because potential Business Partners with the minimum investment available can still be accepted as we are able to offer them financial support for the rest of the monies. The working capital incorporates the purchase of stock, glassware, loose catering effects and valuer fees – please note the number quoted on this website are based on estimates. The exact costs will be determined on the day you take on the public house by independent valuers and stock takers. Please see our Code of Practice for more information about investment.
