Business Development Partner, South West Region

Location - Shaftesbury

The Kings Arms is the largest pub in Shaftesbury and has a fantastically prominent position at the top of the High Street in this picturesque and historic town. The pub attracts an eclectic guest base, as you would expect from a town centre pub, and benefits from being adjacent to the main town car park.

Shaftesbury dates back to medieval times and is one of the oldest towns in Britain as well as one of the highest (718 feet above sea level). It has a population around 10,000 and has the famous tourist attraction of Gold Hill, a steep cobbled street featured on the cover of countless books about Dorset and rural England. It was perhaps most famously used as the street in the popular  Hovis bread advert, directed by Ridley Scott and used during the 1970s and 1980s.

About The Pub to Rent

There is an interior and exterior investment scheme which has just been completed, so the new Business Partner(s) will be in the exciting position of running a newly refurbished site. A new concept at the pub will attract all-day trade as a popular coffee and cake destination, with a delicious food offering.

The pub itself is large and spacious, and is adjacent the main Shaftesbury town centre car park. It has a substantial trading area with huge potential, and the outside patio area faces the public car park, which is busy throughout the day.

The pub benefits from a separate function room, and there is a good sized catering kitchen and an underground cellar. The entrances to the pub are from the car park on one side, and from the road through the town centre on the other, giving the pub great visibility and access for visitors to the town.

Misrepresentation

* Fair Maintainable Trade (FMT):

FMT is the level of turnover and profit that we believe that the business is capable of delivering if being operated competently. The FMT is usually calculated by the Business Development Partner for the pub to rent, who will produce a shadow profit and loss account for the business which supports the rent. A copy of the shadow profit and loss account will be provided during the recruitment process.

Code of Practice:

Please see our Code of Practice for more information on FMT and rent. The Fair Maintainable Trade is not a guarantee of levels of trade or profit that will be made from the business – we strongly recommend you seek appropriate independent legal and business advice as part of your Business Plan.

† The Full Investment Breakdown:

The Full Investment Breakdown for each public house is higher than the minimum investment we will accept. This is because potential Business Partners with the minimum investment available can still be accepted as we are able to offer them financial support for the rest of the monies.

Working Capital:

The working capital incorporates the purchase of stock, glassware, loose catering effects and valuer fees – please note the number quoted on this website are based on estimates. The exact costs will be determined on the day you take on the public house by independent valuers and stock takers. Please see our Code of Practice for more information about investment.
