Importantly we’re looking for a Business Partner who is fully operational within the business, and has the commercial drive to maximise income.”

Location - Cranborne

The Fleur de Lys is situated in the historic and affluent village of Cranborne in the heart of Cranborne Chase, an Area of Outstanding Natural Beauty.

Cranborne is busy all year round, housing approximately 800 residents.

In addition there are several popular visitor attractions within a short distance, including Edmondsham House and Kingston Lacy (a 16th century manor house with renowned gardens).

The area is also well known in literary circles with both the village and the pub featured in Thomas Hardy’s Tess of the d’Urbervilles and a poem being written about the pub by Rupert Brooke, the renowned WWI poet.

Without doubt, a great location for a pub to rent.

About The Pub To Rent

The Fleur de Lys Inn was originally a traditional coaching inn where travelers would eat, drink and rest whilst their horses were stabled overnight.

Today the pub still offers great food and drink, along with high quality accommodation to both business guests and holiday makers.

The pub is accessed via the car park to the rear and through attractive landscaped areas with plenty of seating.

Bar

The bar area is traditional in feel with several different areas, all of which are light and spacious, and suitable for mixed dining and drinking.

In addition there is a standalone private dining area, ideal for parties, functions and meetings for up to a dozen guests. At one end of the bar there is a feature fireplace which creates a cosy and characterful country pub environment.

Accommodation

On-site accommodation, accessed via the bar, has all been converted to letting accommodation. The pub offers 9 double, king and super king en-suite rooms, all of which are finished and furnished to reflect the high expectations of visitors to the area.

Private Accommodation

To maximise income, on-site accommodation has been converted to guest letting rooms.

The business offers 9 double, king and super king en-suite rooms, all of which are finished and furnished to a very high standard.

Undoubtedly making this a superb business opportunity.

The Fleur de Lys has been an established and well-respected business for a number of years.

In addition it has a growing letting market driven by nine high quality rooms with high occupancy levels.

Trade is built on accessibility, quality and consistency, where regular guests mix with visitors in a traditional pub environment.

A great pub where the team deliver excellent customer service.

Unquestionably there is  potential for growth to be exploited further by continuing to develop the pub’s reputation, driving spend per head and driving food sales. Along with events to encourage an even greater level of engagement from local guests.

Misrepresentation

* Fair Maintainable Trade (FMT):

FMT is the level of turnover and profit that we believe that the business is capable of delivering if being operated competently. The FMT is usually calculated by the Business Development Partner for the pub to rent, who will produce a shadow profit and loss account for the business which supports the rent. A copy of the shadow profit and loss account will be provided during the recruitment process.

Code of Practice:

Please see our Code of Practice for more information on FMT and rent. The Fair Maintainable Trade is not a guarantee of levels of trade or profit that will be made from the business – we strongly recommend you seek appropriate independent legal and business advice as part of your Business Plan.

† The Full Investment Breakdown:

The Full Investment Breakdown for each public house is higher than the minimum investment we will accept. This is because potential Business Partners with the minimum investment available can still be accepted as we are able to offer them financial support for the rest of the monies.

Working Capital:

The working capital incorporates the purchase of stock, glassware, loose catering effects and valuer fees – please note the number quoted on this website are based on estimates. The exact costs will be determined on the day you take on the public house by independent valuers and stock takers. Please see our Code of Practice for more information about investment.
